  • Carry out thorough credit check on prospective tenants and prepare the tenancy agreement including ‘Right to rent’ checks.
  • Draw up inventory of property contents / condition along with digital photographs.
  • Contact all utility companies and local authority with meter readings and new tenant details.
  • Collect the deposit and first months rent from the tenant and lodge the deposit with the deposit protection service. (www.dps.com)
  • Collect the monthly rent and pay directly into the landlords bank account on a monthly basis.
  • Inspect the property on a quarterly basis.
  • Organise any repairs or maintenance work that may be required with landlord consent.
  • Arrange tenancy renewals and annual gas safety certificates.
  • Check in / Out of tenants.
